Project Manager (Commercial Construction)

Gateway Building Company is a locally owned Commercial General Contractor with an unlimited-class North Carolina license. Recently recognized as a “Fast 50” company in the greater Triangle area, Gateway has helped to shape our community with over 800 building projects spanning interiors, healthcare, tech, industrial, and hospitality. Our Durham, NC-based team has over 250 years of experience and specializes in pre-construction planning, construction management, and project coordination.  A defining factor in our operations process is that our project managers are also estimators and provide a single point of contact for clients and project teams from start to finish.  

 

The Role

We are seeking an experienced and detail-oriented Project Manager to oversee and manage the successful delivery of projects from initiation through to completion. This role is ultimately responsible for managing individual project planning, estimating, scheduling, budget and cost management, team coordination, team communication, quality control, and documentation.  Gateway Building Company’s Project Managers are expected to manage projects from sales handoff through estimating and preconstruction, to active construction, and through to project closeout and warranty.  The ideal candidate will have strong construction industry experience and ability to make things happen with a can-do, roll-up-your-sleeves attitude.

 

Primary Responsibilities Include:

Pre-Construction Planning & Estimating

·        Network to develop leads

·        From lead, work with project team to create budget from schematic design

·        Finalize budget into contract-ready estimate with full Construction Documents

·        Finalize contract with client

·        Work with admin staff to award subcontracts

Project Planning & Scheduling

  • Develop comprehensive project plans, including timelines, resources, and budgets.
  • Coordinate with architects, engineers, subcontractors, and other stakeholders to ensure all requirements are met.
  • Establish project milestones and ensure deadlines are met by managing schedules effectively.

Budget & Cost Management

  • Prepare, track, and manage project budgets, ensuring efficient allocation of resources.
  • Review project estimates and ensure that costs remain within agreed-upon limits, identifying and mitigating risks to the budget.
  • Approve subcontractor invoices and ensure payment schedules are met.
  • Create monthly pay applications for projects and get required approvals for payment.

Team Leadership & Coordination

  • Lead and coordinate the project team, ensuring all team members are clear on their roles and responsibilities.
  • Supervise and support construction supervisors, subcontractors, and field staff.
  • Promote a collaborative team environment and resolve any issues or conflicts that may arise.

Client & Stakeholder Communication

  • Serve as the primary point of contact for clients, subcontractors, and vendors.
  • Regularly update clients and stakeholders on project status, addressing any concerns or changes.
  • Ensure that all parties are aligned on project objectives, timelines, and costs.

Quality Control & Compliance

  • Ensure compliance with all relevant local, state, and federal regulations.
  • Monitor the quality of work to ensure it meets or exceeds industry standards and client expectations.
  • Conduct site inspections and implement corrective actions as necessary to maintain high-quality construction practices.

Risk Management & Problem Solving

  • Identify potential risks and implement strategies to mitigate them throughout the project lifecycle.
  • Resolve unforeseen challenges and issues on-site, ensuring minimal disruption to the overall project.

Documentation & Reporting

  • Maintain thorough project documentation, including contracts, change orders, RFIs (Requests for Information), submittals, and safety reports.
  • Use Procore to track contracts, subcontractor commitments, submittals, RFIs, and cost change events.
  • Provide regular progress reports to clients and senior management.

 

What You Bring

·        Bachelor’s degree in Construction Management, Civil Engineering, or a related field preferred.

·        5+ years of experience in commercial construction project management.

·        Proficiency in project management software (Procore and Microsoft Project)

·        Must possess strong knowledge of construction processes, contracts and safety standards.

·        Proven ability to manage budgets, schedules, and resources effectively.

·        Strong leadership, communication, and interpersonal skills.

·        Ability to manage multiple projects simultaneously while maintaining attention to detail.

·        Highly organized, eye for detail, and open to personal and career growth.
